🐕 Penny, Lulu's Loyal Assistant (LLA): “CASE SOLVED! 🔎 They were just waiting for those credit card balances to report!” 😂

🐶 Lulu: “WAIT! So Mom's score is back up to 720, and she recovered 100 POINTS?!”

🐕 Penny: “Yep! Apparently, good things come to those who wait… for their creditors to update!” 🤣

🎤 REAL TALK WEDNESDAY — Honest Answers. Real Conversations.

😳 I'M A MORTGAGE BROKER… AND MY CREDIT SCORE DROPPED 85 POINTS!

Yep. You read that right. ME! 😂

I've spent over 25 years helping people understand credit and qualify for mortgages, and even I had a WHAT-IN-THE-WORLD moment when I opened my credit monitoring app! 📱

85 POINTS. GONE. 😱

Here's what happened…

🚗 A new auto loan appeared on my credit report while some of my recently paid-down credit card balances hadn't updated yet.

⏰ TIMING IS EVERYTHING! Creditors don't all report on the same day. So sometimes your credit report is telling yesterday's financial story instead of today's.

And here's the kicker…

📈 MY SCORE CAME BACK UP 90 POINTS! Once more updated information was reported, my score rebounded.

That's a 175-point swing between the drop and recovery! Not because my entire financial picture changed overnight, but because the information being reported changed.

💡 THE LESSON?

Your credit monitoring app is a helpful tool, but it's NOT the final word on your mortgage qualifications.

Different scoring models, reporting dates, and loan programs can tell very different stories.

🏡 Don't let one number convince you that homeownership is out of reach.

Before you give up on buying a home, let's have a conversation about your REAL mortgage options.

📱 That credit score on your phone? There's MORE to the story!

😳 Imagine opening your credit monitoring app and discovering your score just dropped 90 POINTS!

Or maybe your score looks fantastic, and you're convinced you're ready to buy a home.

HOLD ON! ✋

Here's what you need to know:

⏰ REPORTING TIMING MATTERS! Your creditors don't necessarily update your balances the day you make a payment. Your score may be based on information that's already outdated.

📊 NOT ALL CREDIT SCORES ARE CREATED EQUAL! Many consumer monitoring apps use VantageScore, while mortgage lenders typically use FICO scoring models. Those numbers can be VERY different!

🏠 YOUR SCORE ISN'T THE WHOLE MORTGAGE STORY! Credit history, income, assets, debts, and the loan program all play a role in determining your mortgage options.

💡 MY ADVICE?

Don't get discouraged by a low score, and don't assume a high score guarantees mortgage approval.

Before making decisions based on the number on your phone, talk to someone who understands how mortgage credit really works.
