The face I make when I know I can get the deal done but the realtor on the other end continues to chirp on 🐥 telling me “their loan officer” looked into everything and it’s not possible.

What can I say? Some deals are difficult and some are basic… and… well, some loan officers are basic.

I love surprises... said no buyer ever.

Surprises are fun but not when it comes to purchasing a house and or how much money you’ll need to cough up to make it happen! Most people know what their down payment is but there are other costs associated with buying so make sure you get the full deets from your loan officer.

- Closing costs are typically 1-2% of your loan amount

- Pre-Paid items are the pre-collection of your taxes and insurance and can add up depending on premiums

- Appraisal: If one is needed will typically range from $475-$675 depending on the property/product.

- Home Inspection: Most loan products do not require an inspection but if you are electing to have one these tend to land around the $500 range.

- Down payment funds (for most loan products) can be a gift from a family member if you don’t have your own funds AND if you want, you can negotiate closing costs and pre-paid items to be covered by the seller which we’re happy to explain! When there’s a will there’s a way and when you work with our team, we’ll do our best to find one. 😊
