I've worked with plenty of first-time buyers whose parents wanted to help but weren't sure what that actually looked like.

Depending on the loan program, family members may be able to contribute gift funds, assist with closing costs, or provide other support that helps make homeownership possible.

Every family's financial picture is different, which is why these conversations are never one-size-fits-all.

Sometimes the answer is yes...with one important detail.

VA loans can absolutely be used to purchase condominiums, but the condo community must meet VA eligibility requirements.

That doesn't mean condos are difficult to finance. It simply means it's worth checking before you get too attached to a particular property.

Whether you're looking for lower maintenance, a first home, or a place close to work, a condo can be a great option for many veterans buying in Utah.

If I could erase one homebuying myth, this might be it.

Far too many people spend years waiting to save a 20% down payment because they believe it's the only way to buy a home.

For many buyers, it isn't.

Depending on your situation, there are loan programs that require much less. Veterans using a VA loan may not need a down payment at all, and there are other options available for qualified buyers.

My degree is in economics, so I naturally appreciate the value of saving. But I also know that waiting for the "perfect" financial moment can sometimes cost more than moving forward with a solid plan.
