Nobody wants to hear this, but the market and your compare aren’t your ONLY problem.

Lately I keep hearing the same thing: people blaming their company, their comp plan, the market... anything but themselves.

Switching companies like that’s the fix.

A good company should be the engine. It can equip you and push you to be your best.

It can’t do the work for YOU.

Same reason an Ivy League degree doesn’t guarantee success. The work you put in does.

College planning shouldn’t start with, “How do we pay this bill?” 🎓

It should start with, “What’s the smartest way to pay it without hurting the parents’ financial future?”

Cash, investments, student loans, home equity... they all come with a cost.

If you have significant equity in your home, it may be worth including in the conversation. Not necessarily using it, but understanding the option.

Because sometimes the smartest financial decision is using your equity.

And sometimes it’s leaving it completely alone. 😊

I think homeowners have been trained to watch one number:

The interest rate.

But your mortgage doesn't exist in a vacuum.

It's connected to your monthly cash flow.

Your debt.

Your equity.

Your retirement plans.

Your next investment.

And everything else you're trying to accomplish financially.

So instead of asking, “Are rates low enough to refinance?”

I think there's a better question:

“Is my current mortgage still the best strategy for where I'm headed?”

Sometimes the answer is yes, and I will happily tell you to leave it alone. 😊

Sometimes we run the numbers and find an opportunity that has very little to do with getting a lower rate.

That's why I believe in reviewing your mortgage as part of your overall financial plan, not just when the headlines tell you rates moved.

Your life changes. Your goals change. Your mortgage strategy may need to change with them.

Don’t be sad it’s over. ☀

I had to remind myself of this one today.

Labor Day always feels like the unofficial end of summer, and for a second, I caught myself feeling a little sad about it.

But then I thought
 how lucky are we to have had a summer worth missing? 💗

Sometimes instead of being sad that something good is ending, we can just be grateful we got to experience it.

So that’s my reminder to myself today—and maybe you needed it too.

Here’s to appreciating the season we’re leaving and looking forward to what’s next. 🍂

September is a good time for a debt strategy conversation. Holiday spending hasn't hit yet.

I see this with homeowners who have built equity but are also carrying credit card debt, home repairs, medical bills, or back-to-school costs.

Their current lender may suggest a cash-out refinance. That can be the right move in some cases. But if that lender doesn't offer a HELOC or home equity loan, the recommendation may just be limited to what they have available.

That's why the comparison matters.

→ Cash-out refinance: replaces your entire first mortgage, including that rate
→ HELOC or home equity loan: gives you access to your equity while keeping your current first mortgage and rate in place

Neither one is automatically better. The right move depends on your current mortgage, debt amount, monthly cash flow, loan costs, repayment plan, and long-term goals.

So before you assume your only option is the one your current lender offers, it may be worth having a strategy conversation.

But I think we’re asking the wrong question. 😊

A 15-year mortgage could mean less interest and a faster payoff. A 30-year mortgage could mean more monthly cash flow to invest, save, build a business, or simply have more flexibility.

So which one builds more wealth?

It depends on what you do with the difference.

That’s why mortgage planning should start with your life, not a loan term.

Do you want to retire earlier? Build investments?
Lower your monthly obligations?
Keep more cash available?

Your mortgage is one piece of your financial plan, and the right strategy should help you accomplish the things that actually matter to you.

There is no universally “best” mortgage.

There’s the mortgage that best supports the life you’re trying to build. 🏡💙

I think sometimes our industry gets so focused on the transaction that we forget what a BIG life moment we're being invited into.

Someone isn't just buying four walls.

They may be giving their children a backyard.

Moving closer to grandparents.

Finally getting enough space to host Thanksgiving.

Leaving a place that no longer feels like home.

Starting over after a difficult chapter.

Creating stability they've never had before.

Or building something they hope to pass down one day.

That's why I want to know the story before I recommend the strategy.

Because the numbers matter.

The rate matters.

The loan matters.

But they should all be working toward something bigger.

Your life.

And if we can help someone get there while making the process a little easier, a little less stressful, and a lot more human?
