One of the most common things I hear:
“I have too much debt to buy a home.”
That’s not how it works.
What lenders actually look at is your debt-to-income ratio. Your total monthly debt payments divided by your gross monthly income.
Someone with a car payment, student loans, and a credit card can still qualify for a mortgage if that ratio is within range. Someone with almost no debt but a low income might not.
It’s not about whether you have debt. It’s about how your debt compares to what you earn.

Before you start a mortgage conversation, have the basics ready.

You do not need to know everything upfront, but having these items helps your lender give you a clearer next step:

• Government-issued ID
• Recent income documents
• Recent bank statements
• Your main questions or concerns
• A clear idea of what you are trying to accomplish
