The Mortgage Bait-and-Switch Buyers Need to Watch For

About a year ago, one of my buyers was encouraged to shop my mortgage quote with another lender. Great—I actually encourage that.

But here’s where things got interesting.

The competing lender never provided an official Loan Estimate or fee sheet. Instead, they kept sending emails with rates that looked too good to be true. When we checked the lender’s own website and plugged in the buyer’s information, the rates being advertised were significantly higher than what was promised in those emails.

The lender’s response?

«Trust me.»

That’s not how mortgage shopping should work.

If a lender can’t provide official documentation to support their quote, that’s a major red flag. Always compare Loan Estimates, not emails. The numbers on paper matter far more than promises over the phone.

Many buyers focus on today’s payment and completely ignore what happens when temporary rate buydowns expire. That’s where payment shock can hit hard. A home that feels affordable today may look very different several years from now when the full mortgage rate takes effect. At the same time, stretching your budget too far can leave very little room for life’s surprises. Smart buyers don’t just ask, «Can I qualify?» They ask, «Can I comfortably afford this long term?» The question is… have you looked at your payment five years from now?

Number two. Be honest about your plans. Are you staying in the home for 3 years? 5 years? 20 years? Because the right mortgage for someone who’s moving in a few years is very different from the right mortgage for someone who’s planning to stay long-term.

And number three.

Don’t focus on how much you can qualify for. Focus on what payment feels comfortable for YOUR life. The bank doesn’t live your life. You do.

So the best mortgage isn’t the biggest mortgage you can get approved for. It’s the one that lets you sleep well at night.
