I am sorry that I have not been as active as I had thought I would be. This was largely due to my employer and the employment contract I had signed with them that said “no side gigs”

Well, I have officially retired from my day job and can now engage in this venture with no conflicts. I will be working out over the next few months just how often to post, and what topics to cover.

Happy Easter everyone!

I ran into a real estate loan officer this week. He has a very real concern to mine. " Why can't people understand that when they have $90,000 in consumer debt, they can't qualify for a home loan?"

Let me tell you a true story about home ownership. Right after you move in and decide to remodel the kitchen, the A/C goes out, and the roof starts to leak. If you have a mortgage on the house, and $90,000 in debt, you are going to have a tough time handling that set of problems.

I do believe that everyone should have the opportunity to own a home, but they can only do that when they are financially ready. If not, the house wins and you head toward bankruptcy.

I was talking to a Realtor yesterday. He was telling me that it is amazing how many people he runs into that can't qualify because they have too much credit card debt. He said so many of these individuals got caught in college with their first card saying "back then I thought it was just free money, I didn't know you had to pay it back."

Credit card debt and student loan debt are the two biggest financial issues facing young people today. If you are struggling and don't seem to be able to get traction paying off your loans. Today is National Quitters Day. It’s the day in which most Americans give up on their New Years Resolutions. Why do people give up on their resolutions so fast? Many times it’s because the goals set were not realistic. People shoot for the moon with no way to measure their progress. No milestones to see the direction and to keep their goal in sight.

Financial goals, getting out of debt, saving more money, being able to retire with dignity. These are common goals that people give up on.

Don’t give up. Reset the goals. Change the goals to I’m going to pay off the smallest debt by next month, or I’m going to save $10 more dollars this month than last.

The race is won with baby steps. Be the tortoise not the hare.

I heard a statistic that was published last summer. It’s chilling. 64% of all Americans are living paycheck to paycheck. Meaning they are one paycheck away from disaster. One paycheck away from not paying the bills, from not getting the groceries.

While its fair to say that there are a large number of people at or near the poverty line that are probably represented in this statistic, its also a fact that there are people making 6 figures that are in this situation too. Let me just say, If you are making 6 figures, even in Phoenix, and still living paycheck to paycheck, you’re doing it wrong.

New Years Resolutions are fickle things. We make them because we are too fat, out of shape, don’t call family enough, on and on. Most of them fail. They fail because we make them with only a general concept in mind. “I’m going to loose weight this year.” I’m going to get in better shape.” I’m going to call Grandma more.”

If you want to succeed at a goal, you have to make it specific. It needs to be specific, measurable, achievable, relevant, and it must have a time frame. (SMART). This gives you a goal that you can achieve. So, “I’m going to loose 5 pounds in the next two months”, is a goal that one can achieve. There is a target, a time frame and a chance to be successful.

Getting out of debt, getting your money under control and working for you is the same. “I’m going to get out of debt” is a nice idea, but it’s not a measurable goal. “I’m going to pay off $1000 by the end of January.” Could be a good goal if you have the ability to pay $1000.

Debt is a false promise to a better life. “Buy it now, pay later”. It promises that you can have everything you want now even if you can’t afford it now, and everything will be fine.

Let’s look at this. According to Forbescom, the average credit card interest rate is 27.85% for 2023. So for every $100 on your credit card that you do not get paid off by the end of the month, you pay an extra $27.85. Or for every $300 you don’t pay off you owe another $100!

Debt, interest that you pay out, is the single biggest robber of wealth. Stop operating this way. Wait just a little longer for that purchase. Buy it with cash. There will be no interest involved. If that purchase is $100 and you pay in cash, you pay $100, instead of $127.85.

Hello everyone! I have been idle for quite sometime due to my day job. I decided I needed to focus on that for a while but it is time to restart my coaching gig.

Just a little about me.

I have been a successful working professional who is ready to give back to my Arizona community by sharing and teaching the things I have learned. One of the places I can do that is in personal finance. Everyone thinks personal finance is all about the math. That’s not correct. The math in personal finance is 5th grade math at best. Getting your money under control is actually all about behavior. Learning how to spend, when to spend and what to spend is the secret. I can help teach you that.
