🏡 Realtors & Mortgage Brokers — timing matters when it comes to homeowners insurance.

One of the easiest ways we can work together to create a smoother experience for our clients is to start the insurance process as soon as the home inspection is complete.

Why then?

Once the inspection is done, we have a much clearer picture of the property — the roof, electrical, plumbing, heating system and other details that can impact both eligibility and pricing.

Starting early gives me time to:
✅ Compare multiple insurance carriers
✅ Identify potential underwriting issues before the last minute
✅ Find the right combination of coverage and price
✅ Get accurate numbers to the mortgage team
✅ Help prevent insurance from becoming a last-minute closing problem

I've worked with enough real estate transactions to know that waiting until a few days before closing to shop insurance isn't ideal for anyone.

Insurance companies look at the age and condition of your roof when determining eligibility and rates. If you recently replaced yours, your current insurance company may not necessarily be giving you the best value for that improvement.

Today we’re celebrating Luna, our sweet, slightly spoiled, always entertaining girl who keeps us laughing and makes every day a little better. 😂🐶

Yesterday was about more than just a day on the golf course. ⛳️

MAC Insurance Group was proud to support our clients and the Lincoln John Myrice Foundation and the incredible work they’re doing in our community.

🚗 Today was a great reminder of why it pays to shop your insurance.

I was able to help two different families today move their auto insurance to a top-tier carrier while cutting their rates by nearly HALF.

💰 One family is saving $220 PER MONTH — that's $2,640 a year.
💰 Another family is saving OVER $300 PER MONTH — more than $3,600 a year.

🏡 Date night looked a little different last week…

Nikki and I spent part of our date night touring some of the new model homes by .

And I have to say—walking through a brand-new home makes it pretty easy to start thinking, “What would we change? What would we build? Could we see ourselves living here?” 😂

But with Nikki being in real estate and me being in insurance, apparently we can’t completely turn work off—even on date night.

As we walked through the homes, it got me thinking about something I talk about with clients all the time:

If you're considering building or purchasing a brand-new home, get your insurance agent involved early.

There’s a lot more to insuring a new home than simply giving your lender an insurance quote before closing. The finishes you choose, replacement cost, roof and construction materials, liability limits, deductibles and additional coverages can all make a difference.

And just as importantly, knowing what your homeowners insurance will cost before closing gives you a more accurate picture of your total monthly payment.

Buying or building a home should be exciting. Having the right Realtor, builder, lender and insurance advisor involved throughout the process can make it a whole lot easier.

We definitely enjoyed touring the Josh Doyle models—and I'm pretty sure Nikki already has a list of things she'd put in our next house. 😂

For families, that means early alarms, packed lunches, school drop-offs, sports practices, homework, and getting back into the routine.

It also means life is about to get busy again.

As the kids head back to school, it's a great time for a quick reminder to make sure the things you've worked hard for are protected.

🚗 Before you buy GAP coverage at the dealership… check your auto insurance policy first.

When you're financing or leasing a newer vehicle, there's a good chance you could owe more on the loan than the vehicle is worth—especially during the first few years.

If the vehicle is totaled, your auto policy typically pays based on the vehicle’s covered value at the time of the loss, subject to the policy terms and deductible.

But what if you still owe more than the insurance settlement?

That's where Loan/Lease Gap Coverage can help.

What many people don't realize is that many auto insurance companies offer loan/lease gap coverage as an endorsement to your auto policy—and it can be surprisingly affordable.

For example:
You owe: $42,000
Vehicle value at total loss: $36,000
Potential gap: $6,000 😳

Without the right coverage, that difference could become your responsibility.

Before automatically purchasing GAP coverage through a dealership or lender, ask your insurance agent:
👉 Does my carrier offer Loan/Lease Gap Coverage?
👉 What does it cost?
👉 How much of the "gap" will it actually cover?
👉 Are there limits or exclusions I should know about?

Every carrier's coverage is different, so it's important to understand exactly what you're purchasing.
