Surprised your first mortgage payment isn't due right after closing? That's actually good news!

Here's how it works: When you close on your home, you pay prepaid interest for the rest of that month as part of your closing costs. Since mortgage payments are paid in arrears (meaning they cover the previous month's interest), your first monthly payment is usually due on the first day of the second month after closing.

📅 Example: Close on July 11 → Your first mortgage payment is typically due September 1.
