FOUR?! PHEW! 😮‍💨

This weeks closings were a fantastic example of all the things we have to offer at CrossCountry 🤌🏻

🏡 FHA down payment assistance loan for a first time home buyer AND moved it up 11 days from the original closing date

🌇 DSCR loan for an investor on a non-warrantable condotel

🔑 FHA loan for a sweet couple moving from Alabama, using income from a job she had not yet started

💸 Jumbo loan for an investor buying his first short term rental in this market using full documentation

This week we also scored 3 additional CTCs that I can’t wait to tell you about and we have a lot more where that came to wrap up the month of July here very soon! 🔥

An amazing month so far already and I couldn’t do it without an amazing referral network and an amazing team! 🫶🎉

🌟 We are back to talk about Non-QM again! 🌟

Did you know that our CCM Signature Expanded portfolio will allow you to omit someone's departing residence debt if the house is up for sale or if they agree to put it up for sale in 90 days? Regular agency guidelines will not allow this and this specific perk has allowed me to save 3 loans this quarter using this scenario 🤩

I am telling you, with guidelines this lenient, there is not a better product on the market for your out-of-the-box buyers, and the rate amazes me every single time I price one 🤯

We've got it all for just about every investor you can imagine and then some for the buyers that just need some workarounds to purchase a primary ⚡️

Let’s talk about seller concessions 💡

I think it’s safe to say that we are in a market where we are going to see this come up more and more often, so I won’t harp on the obvious, but I do want to bring some value in other ways 😎

The main 2 differences in how you can use buy downs are this:

⏳ Temporary Buydown (e.g., 2-1 Buydown):
📉 Lower rate for first 1–2 years
🕒 Payment increases each year until fixed rate kicks in


🔒 Permanent Buydown:
📉 Lower rate for the life of the loan
🏡 Smaller monthly payments forever

💸I bought into a new tool that can create you a full blown breakdown of the monetary differences between a price reduction and a buy down. These charts will show your seller exactly how much savings a buydown would give them and also a comparison of how much they would have to reduce the price to give the buyer that same savings 💸

These breakdowns are super easy to read and I am getting feedback that they are very helpful to have on hand, even as early as a listing appointment!
