A Financial Planner called me about a high-net-worth buyer who was denied by another lender.

My first question, “Do they have assets?”

They did — an $3.8M portfolio.

We have a few different investors that allow us to compute income from the assets....the loan was approved.

Wealthy buyers may not earn like they once did — but they still qualify when structured correctly.

Most lenders only look at automated systems. They don't ask the questions about assets, capital gains, and trust income.
