“I’m just going to wait till home prices come down”, “I’m just going to wait until interest rates come down”, “I’m just going to wait until there’s less competition”….I hear these things all the time.

The challenge is that no one knows exactly what rates, home prices, inventory, or competition are going to do next month…let alone next year.

A lot of buyers are waiting for the “perfect” market, but real estate doesn’t work that way. Sometimes rates come down and competition heats up. Sometimes inventory improves and prices rise. Sometimes the opportunity you’re waiting for never arrives exactly as expected.

The buyers who tend to have the most success aren’t the ones trying to predict the future - they’re the ones who have a plan, understand their options, and are ready to act when the right home comes along.

The best time to buy isn’t when the market is perfect. It’s when YOU are ready 🫶🏼🏡

Still swooning over date night over at The Antler Room! ✨

It has a fun eclectic and welcoming energy and the service was excellent. We tried a little bit of everything, but I am literally still dreaming about those Chicken Dumpling Bao Buns and the Matcha Panna Cotta. Like, hands down some of the best flavor combinations I’ve had 🤤 Everything from the cocktails to the main courses was beautifully crafted.

A lot of people are waiting for a future market that may or may not happen. The challenge with that approach is that no one can predict exactly what rates, home values, inventory, or competition will look like months from now.

What I can tell you is that there are still great opportunities happening every day for buyers who have a solid plan, understand their options, and are ready to act when the right home comes along.

Over the past 5 weeks, 10 of my clients had appraisals come in higher than their purchase price, creating a combined $98,010 in instant equity-an average of about $9,800 before they even got the keys. On top of that, 4 buyers negotiated seller credits, averaging $10,250, for a total of $41,000 in seller-paid concessions.

Now, every situation is different. Not every buyer will receive seller credits, and not every home will appraise above the purchase price. But the buyers who are getting educated, getting pre-approved, and getting out there instead of waiting for a “perfect” market are still finding ways to score some pretty incredible wins.

The best time to buy isn’t when the internet says it’s time. It’s when your finances, goals, and timeline align. If you’re trying to decide whether buying now or waiting makes more sense, let’s talk through your specific situation and build a strategy that works for you 🙋🏼‍♀️🏡

Spent date night at Sea Capitan Cocina Costera in the South Plaza ☀️🌮🐠🍹

If you appreciate coastal aesthetic and incredible food, this spot needs to be on your radar 😎 Highly recommend the Poblano Mezcal Margarita, smoked chicken chimichanga & burnt cheesecake. If you are a Mezcal lover, also highly recommend the Mezcal flight tasting!! They even walked us through the origin and story behind each pour - such a cool, curated touch to the evening 🥃

Every dish was outstanding. This place is always consistent when we visit. And they have a beautiful patio that is perfect for summer 🥂

If you haven’t checked out Sea Capitán yet, it’s definitely worth adding to your South Plaza list.

A lot of lenders can preapprove a buyer. But not every loan officer is willing to TRULY show up for the clients and agents they work with.

The preapproval is the easy part. The real work is educating, advocating for my clients, communicating clearly, and helping navigate everything detail that comes after it so deals don’t fall apart unnecessarily.

My realtor partners and clients deserve consistency, follow-through, and someone who treats every person with kindness, respect, and genuine care from start to finish 🏡💚

Memorial Day sales are exciting…but if you’re currently buying a home or planning to soon, this is your reminder to pause before opening a new “0% interest” credit card 👀

A lot of buyers don’t realize that even store cards or promotional financing can impact your mortgage approval. New credit inquiries, added monthly payments, and increased balances can all affect your debt-to-income ratio and loan qualification before closing.

The good news? Most of the time, a quick conversation with your lender beforehand can help you avoid unnecessary stress and keep your financing on track 🏡✨

First, I got to help her sweet niece who bought the most gorgeous home and navigated buying her first home with so much grace and ease - it was such a fun and smooth process from start to finish. I loved every moment of working with you, Elizabeth!!! 🫶🏼

Then I had the pleasure of helping Susanne, her longtime friend who thankfully did not take “no” as final word after other lenders told her it wasn’t possible to make this happen right now - well, not only did we MAKE IT HAPPEN, but with a strong offer strategy and great communication, we ended up beating out multiple offers!!!
