I get why buyers are waiting for rates to come down. I REALLY do 🫶🏼 But one thing I always want my buyers to consider is what the market might look like when that happens 👀

When rates drop, more buyers tend to jump back in, which can mean more competition, fewer opportunities to negotiate, and potentially higher home prices.

And even if rates are lower, that doesn’t automatically mean your monthly payment will be significantly lower if home prices have increased in the meantime.

I’m not saying you should buy now or wait. I’m saying let’s look at your options and make a plan based on YOUR goals, budget, and what makes the most sense for you.

You don’t have to be ready to buy tomorrow to start the conversation. I’m always happy to help you understand your options so you can make a confident, informed decision when the time is right 💚

But most of these aren’t really opinions. They’re things I wish more buyers knew BEFORE they started house hunting.

There isn’t one perfect way to buy a house, and what makes sense for one buyer can be completely different for another. Your job isn’t to know all of this before you call a lender. That’s what I’m here for 💚👩🏼‍💻

We’re talking goals, running numbers, making a gameplan, answering all the questions, talking through the things that feel overwhelming, and figuring out how to make this whole homebuying thing actually make sense for YOU.

But along the way, I get to know you, your life, your goals, and what you’re hoping this next chapter of life looks like. Before you know it, I’m just as invested in finding you the right home as you are 🥹

Because yes, I’m here to help you get a mortgage, but I’m also here to be the person you can text with questions, talk through your options with, and feel completely comfortable being honest with throughout the process.

There are several ways we can approach a changing rate environment, from adjusting your purchase price or exploring seller-paid closing costs and rate buydowns to restructuring how you use your available cash.

The key is understanding how each option impacts your monthly payment, cash to close, and overall financial picture.

And sometimes, waiting really is the right move! But I want you to make that decision based on your actual numbers and options, not just a headline about mortgage rates.

Your buying power deserves more than a knee jerk reaction to a headline 🫶🏼💚
