Buying a home in Lake County that you plan to live in? The Florida homestead exemption is not automatic. You apply with the Lake County Property Appraiser yourself.

Two dates decide when it starts. You must own the home and live in it as your permanent residence on January 1. Then you file by March 1.

That is why a late-year closing matters. Close and move in by December 15, and you can apply for the next tax year. Close on January 5, and you wait an extra year.

The appraisal comes back under your contract price. The deal is usually not dead, but the next move is a math decision before it is anything else.

Five options, in the order most buyers should think about them: ask the seller to come down, split the difference, cover the gap in cash, request a reconsideration of value, or use what your contract actually provides.

One Florida detail worth knowing before you ever need it. The standard Florida contract does not include an appraisal contingency on its own. That protection has to be added as a rider.
