🏡💰 Could a Seller-Paid Rate Buydown Make Homeownership More Affordable?

A seller-paid buydown can lower your mortgage rate—and monthly payment—during the first few years of your loan! 🙌

✨ Example of a 2-1 Buydown on a 7% loan:
• Year 1: 5%
• Year 2: 6%
• Year 3+: 7%

The seller typically covers the cost at closing, subject to loan-program guidelines. Just remember: qualification is based on the permanent rate, and your payment will increase once the temporary buydown ends.

📈 MARKET UPDATE
Mortgage bonds are starting the week near unchanged levels, with Treasury yields slightly lower. Markets are watching upcoming inflation and labor-market data for clues on where rates may head next.

📋 APPRAISAL SPOTLIGHT — BIG CHANGE COMING!

A new standardized appraisal report format officially rolls out for appraisal orders November 2.

The new format will provide:
• More detailed property information
• Individual room and construction details
• A more standardized, easier-to-review report
• More information upfront for underwriting

The goal is to help reduce some of the back-and-forth and additional questions we currently see with appraisals.

💡 One thing to keep in mind: Because these new reports require more time and detail from appraisers, appraisal fees may increase, particularly during the initial transition.
