“Should I pay off debt before buying a home?”

The answer isn’t always as simple as yes or no 🤷🏻‍♀️

Every situation looks a little different, and not all debt affects your homebuying journey the same way. I’ve seen people work hard to pay off accounts, only to realize that money may have been more helpful sitting in savings for their down payment, closing costs, or other homebuying expenses.

Some of the things that can affect a loan approval sound scary at first, but most of them are things you can prepare for with the right plan!

Things like credit score, debt-to-income, employment history, or income documentation don’t automatically mean “no.” They just help determine what steps may need to happen before moving forward.

That’s why I always tell buyers: don’t wait until you feel “perfect” to start the conversation. Sometimes a few small adjustments now can make a huge difference later. So... Let's get that conversation started!

And while yes, buying a home does require planning… there are also programs and options that many buyers don’t even realize exist until much later in the process.

That’s why conversations matter early on... even if you’re “just thinking about it.”

You don’t need to have everything perfectly figured out before reaching out. Sometimes it’s simply about understanding what could be possible for your situation and building a plan from there 🏡
