Not me coming for your Venmo transactions 😂🫶🏼

But if you’re getting ready to buy a home, those little money moves can sometimes create BIG questions.

Venmo transfers, Klarna, Affirm… an underwriter may need to know where money is coming from, where it’s going, and whether there’s any additional income or debt that hasn’t been accounted for.

It doesn’t automatically mean there’s a problem — it may just mean we need documentation.

And trust me, I’d rather answer the questions before they delay your file. 🤪

Moral of the story: when you’re buying a house, keep your loan girl in the loop before you start moving money around. 🩵

When it comes to qualifying for a mortgage, how much money you have isn’t the whole story. 👀

Your debt-to-income ratio (DTI) looks at what you make vs. what you owe each month.

That’s why two people making the exact same income can have completely different buying power. 🏡

And it’s also why I always say: don’t count yourself out before we actually run the numbers. You might be surprised by what you qualify for. 🩵

A lot of buyers worry they’re going to submit an application and immediately be judged by one number.

That’s not how it works.

When I review a file, I’m looking at the full story.

Your income.
Your credit.
Your assets.
Your employment history.

All of those pieces work together to help determine what loan options may be available to you.

That’s also why I spend so much time asking questions upfront.

The more we understand your situation from the beginning, the fewer surprises there are along the way.

Every buyer’s story is different, and that’s exactly why a personalized game plan matters. 💙

Stay a little longer.
