Some closings are smooth sailing… and some make you WORK for that clear to close! 😅 This was definitely one of those deals — but giving up was never an option.

There were hurdles, twists and plenty of problem-solving along the way, but Chelsea and I stayed on it, worked together, and got our buyers across the finish line! 🙌🏼💗

These are the closings that remind me why having the right lender + Realtor team matters so much. When things get complicated, you want people in your corner who are willing to dig in, communicate and FIND A WAY.

🏠 BUYING A HOUSE? BE CAREFUL WITH AFFIRM & KLARNA! 🚨

Those “Buy Now, Pay Later” payments may seem small… but when you’re trying to qualify for a mortgage, they can become a BIG deal. 😳

Affirm, Klarna, Afterpay and similar accounts can potentially count as debts when your loan is being underwritten — and those monthly payments can affect your debt-to-income ratio and buying power.

I’ve seen buyers get this close to their dream home and then discover that their BNPL accounts are impacting their approval. 😩

👉 My advice: If you’re planning to buy a home in the near future, talk to your lender BEFORE opening new BNPL accounts. And depending on your loan program and overall situation, paying some of them down or off may be necessary to get the loan approved.

💡 Before you click “Pay in 4”… ask your lender!

A $50 purchase today could potentially create a much bigger headache when you’re trying to buy a $300,000+ home. 🏡

Heading out to open houses this weekend or starting your home search? Here are a few tips I want every buyer to know before they fall in love with a house! 👇

✨ Don’t just look at the pretty stuff. Check the roof, HVAC, windows, age of major systems, drainage, and overall condition.

💰 Know your REAL budget. Don’t shop based solely on the price tag. Taxes, insurance, HOA, PMI, and interest rate can make a big difference in your monthly payment.

📋 Get pre-approved BEFORE you shop. It helps you know exactly what you qualify for and makes your offer much stronger when you find the one.

🏦 Ask your lender about your options. There may be down payment assistance, seller credits, first-time buyer programs, VA, FHA, USDA, or other options you haven’t considered.

🚗 Drive the neighborhood at different times. A neighborhood can feel very different on a Saturday afternoon than it does during weekday rush hour.

❤️ And my biggest tip? Don’t make an offer based on emotion alone. Let your lender and REALTOR® help you look at the numbers and the property from every angle.
