Josh McCombs - The Mortgage Man Business is always good when you’re helping others!! Josh McCombs is a Senior Loan Officer with Core Financial. Let me put my experience to work for you.

For over 20 years I have been the go-to mortgage loan officer for thousands of satisfied clients and Realtors here in SW Florida. While the mortgage industry is much different today than it was when I started, my philosophy remains the same: to treat each client like I’m going to be working with them for life and not just on one mortgage. I have had the opportunity to work with a variety of homeowners from first time buyers to those downsizing in their later years. I am frequently asked to handle refinances from prior customers because they know that I am up-to-date on the dozens of loan programs available. I educate my clients about different mortgage options so that they can make informed decisions that will give them the financing tailored to their needs. My goal is to make the mortgage process an easy seamless one and I am always working to help insure this result. In the last 20 years, I have closed over 300 million worth of real estate transactions.

HOME BUYERS, LET’S TALK PAYMENTS!

A $300,000 mortgage at 6.5% today has almost the exact same monthly principal and interest payment as a $425,000 mortgage at 3.5% a few years ago!

Think about that for a minute!

The interest rate isn’t the whole story. Home prices, purchase price, and monthly payments all matter.

Stop waiting for rates to go back to 3%. Find the right house, negotiate the right deal, and let’s figure out how to make the payment work.

And remember, there are ways to get creative with seller concessions and rate buydowns!
