Covered California open enrollment starts this Sunday, November 1. 🗓️

Enroll by December 31 for coverage that starts January 1. Open enrollment runs through January 31, 2027.

Already have a plan? Now is a good time to review it. Molina Healthcare won't offer plans in northeast Los Angeles County or Orange County in 2027, so if that's you, let's look at your options together.

Got an ADU out back? Maybe a converted garage or a little backyard unit you're renting out? There are a lot of them around the Valley now, and the insurance side is something people don't always think about until something comes up.

A few things worth checking:

🏡 Your homeowners policy may not fully account for the ADU. Depending on the policy, a second unit on the property might have limited coverage or need to be added.

🔑 Renting it out can change what you need. A rented unit is often looked at differently than one used by family, and some owners may need landlord or dwelling fire-type coverage for that unit.

🤝 Liability matters more when someone's living there. If a tenant or their guest gets hurt on the property, it's worth knowing how your policy would respond.

💵 Think about the rent. If a covered loss made the unit unlivable for a while, would you lose that rental income? Some policies may help with that, some may not.

📦 Your tenant's stuff isn't on your policy. Tenants generally need their own renters insurance for their belongings and their own liability.

A bit of California insurance news this week. On October 19, the California Department of Insurance announced a new regulation that opens up part of the rate review process to the public. Under it, the Department can publish its early analysis of an insurer's proposed rates, including any issues it flags, before a formal rate application is filed.

It covers personal and commercial lines, so home, auto and business insurance. The step is voluntary for insurers, and the long-standing Prop. 103 review still applies.

If your home is insured through the California FAIR Plan, here’s something to know: new FAIR Plan rates took effect on October 15, 2026, with an average increase of 29.1% for new and renewing policies. That’s an average, so your change depends on things like your location and wildfire risk.

My advice is simple: when your renewal notice arrives, read it carefully and don’t just set it aside. It’s a good moment to look at your coverage, your deductible, and what options might be available for your home. Every property is different, and I’m happy to walk through yours with you.

Rainy season is on the way! NOAA’s Winter Outlook (released October 15) says a strong El Niño is likely to bring wetter-than-average conditions across the southern U.S., including California, this December through February.

A few calm, simple steps for now:
• Know that most homeowners and renters policies don’t cover flood damage (FloodSmart.gov).
• If you’re considering flood insurance, NFIP policies generally take effect 30 days after purchase, so it helps to plan ahead.
• Clear your gutters, drains and downspouts before the first big storm.
