Nina:
A seasoned veteran in the mortgage field, Nina brings more than 20 years of experience to her clients. With her vast experience in real estate and mortgages, she has the unique ability to understand the expectations and needs of all parties involved in the mortgage financing process. Nina is known throughout the community for her ability to quickly identify and match each individual's goals with the appropriate loan products and ensure that her clients' needs and expectations are met. Her extensive knowledge and experience are not all she has to bring to the table. Nina's outgoing personality and determination push her to the forefront of the financing industry. She is proud to be closely connected to the Virginia Peninsula Association of Realtors (VPAR) and works to support their involvement with the community. Nina began her mortgage career with a bang receiving Rookie of the Year in 1993. She has been a consistent Top Producer throughout the years and in 2009 Nina was honored as #1 in her company for VA loan transactions. Over the past 20 years Nina has learned to not only focus on one need a customer may have, but all aspects of the mortgage financing process. Courtney graduated Magna Cum Laude from the University of South Carolina in December 2007 with Bachelor’s degrees in both Entrepreneurial Management and Marketing. Upon graduating she began her professional career working as a corporate communications associate for a local government contractor. During her time with the firm, she utilized her public relations skills to help develop the company’s employee base from 100 to over 275. She continued her contributions outside of the office, serving as the Compliance Chairman for her company’s Foundation as well as participating in several community charity events on her company’s behalf. In 2009, already being active in the Virginia Peninsula Chamber of Commerce, Courtney chose to make it her career to be in touch with her community as she joined Nina in the mortgage lending industry. In this field Courtney was able to leverage her high level experience and education to reach and serve a diverse customer base. She quickly became a trusted source for her customers and colleagues for accurate and prompt information. In 2012 Courtney joined Fidelity Bank Mortgage, helping the bank make its first appearance in southeast Virginia. As Courtney expands her knowledge and experience in the mortgage field, she continues to make it a priority to serve both the civilian and large military populations here in southeast Virginia. Inventory has been low for years now so instead of finding the perfect home, you could find a home that has potential to be perfect.

Did you know that the shorter the lock term, the lower the rate can be?😱

So a quick close can actually mean I’m able to offer you a better rate, which makes us both happy!

Obviously, we still have to make sure we have enough time to get everything done, but a quick close isn’t necessarily bad news over here.

Home appraisals are changing starting November 2 👀

The appraisal itself isn’t changing, but the report will include more information about the home, including its condition and updates that have been made.

If you’re selling, having details about improvements to your home ready can help. If you’re buying, you’ll receive a more detailed report about the property!

The process may take a little longer while appraisers adjust to the changes, so this is something I want you to know about before your next transaction happens.

This is why I always encourage my buyers to look at ALL of their options before writing a contract👏

If you write an offer contingent on selling your current home and have a first right of refusal, someone else can come in and make a non-contingent offer. Then you may have a very short window to decide if you can move forward without selling your home first.

That is not when I want us figuring out if you can qualify non-contingent. 😅

I want to look at those options up front so we know what may be possible if your first right gets triggered.

If we only have 24 hours to make a decision, I’d rather already have a plan than have you and your agent calling me frantically trying to figure it out.

There’s a reason I put important things in writing. 😂

If I tell you we need to document where your closing funds are coming from and later hear, “You never told me I couldn’t move that money between accounts,” there’s a good chance I can pull up the text where we talked about exactly that.

There is a lot to keep track of during the mortgage process. 📄📃📑

I don’t expect you to remember every conversation, which is why I want you to have the important information somewhere you can go back and reference it.

My goal is to make sure you never get surprised! 🤝

You call me and tell me you have $40K to buy a new house. 💰💰

A lot of people think, “Okay, I should put this entire $40K down.” But there may be a better option, and that’s what we’re going to look at first.

Could some of that $40K go toward paying off debt and help you qualify for a better house? If you put all of it down, do you have additional money for closing costs? Do we need to find a house where we can ask for a seller credit?

It also depends on the house. Is everything updated, or should you keep $10K in savings in case the AC or hot water heater goes out?👀

These are the things I want to talk through with you. I want to be around long after this transaction, and I want you to feel comfortable with the decisions we made when you bought your home.

Maybe one day you’ll call me and say, “Gosh Courtney, you were so right. Paying off that $500 car payment made us feel so much more comfortable with our new house payment.”

That’s the difference between having a mortgage lender who advises you and one who just pushes you through the transaction.🤝

Starting your career in medicine can come with a great income on the horizon…and a whole lot of student loan debt already sitting there. 😅

That’s exactly why Physician Loans exist. Depending on the program, they can offer more flexibility around your student loan debt and down payments, and some don’t even require monthly mortgage insurance.

You may even be able to use a signed employment contract to qualify before that first paycheck hits!
