Why is a “Short Sale” anything BUT short? 🏠🤔

Here’s the part many home buyers don’t realize: the word short has nothing to do with how quickly the home sells. It means the seller’s mortgage lender is being asked to accept a short payoff—less than what they’re actually owed.

And that’s where things get interesting.

The seller may be ready to accept your offer and move on, but their lender has a very different objective: minimize the loss. That means the bank has to evaluate the property, review the offer and ultimately approve the deal—which can turn a seemingly simple purchase into a much longer negotiation.

Short sales can present opportunities for buyers, but patience, realistic expectations and the right real estate and lending team are essential.

🏡 Your Home Equity Could Be Your Safety Net

What happens when a senior has substantial equity in their home…but needs money for caregiving, home repairs, monthly obligations, or an unexpected emergency?

I recently worked with a family exploring exactly that question for their 95-year-old mother.

We compared two very different strategies:

🔹 A traditional HECM reverse mortgage that could eliminate her existing mortgage payment while creating a substantial line of credit for future needs.

🔹 A reverse second mortgage that could leave her low-rate first mortgage in place while providing significant cash that could be set aside for future expenses.

The lesson isn’t that one option is always better than the other.

It’s that home equity can be more than just a number on a statement—it can be a financial resource.

For seniors and their adult children, I believe these conversations are best had before an emergency happens, not after.

Monday got away from me… but I couldn’t let Fed Week start without a quick market update. 😅

This week could be an important one for mortgage rates.

📌 The Federal Reserve wraps up its two-day meeting on Wednesday, and markets are widely expecting no change in interest rates.

📌 On Thursday, we’ll get PCE (the Fed’s favorite inflation gauge) along with GDP. If inflation continues to cool, it could be welcome news for mortgage rates. If not… well, the markets will let us know pretty quickly.

The good news? Last week’s inflation data was fairly encouraging, so here’s hoping Thursday’s numbers continue that trend.
