I had my eyes glued to the screens last Wednesday. I had a few clients shopping for homes & with the Fed meeting happening that day … well… I had a feeling that interest rates were going to take a hit.
Here is a quick breakdown of what was happening behind the scenes that morning & why it matters to your wallet:
• Global Tensions & Oil: Recent conflicts in the Middle East caused oil prices to suddenly spike. Higher oil prices fuel inflation fears which the financial markets do NOT like.
• The Market Reaction: Because of these inflation fears & everyone nervously waiting for the Fed’s afternoon announcement ~ mortgage bonds started dropping.
• The “Reprice” Threat: When mortgage bonds drop, interest rates go ⬆️. This morning there was a very high risk that lenders were going to “reprice” & make their rate sheets worse in the middle of the day.
The Big Win:
Because I saw these warning signs early ⚠️, I knew we couldn’t wait. We locked in their interest rate before the market tanked.
Pricing that exact same scenario that afternoon was $3,018 more! I am so happy I was able to save them that much money on their very first home just by timing the lock perfectly.

In a volatile market, who you work with matters. You need a professional watching the daily (& sometimes hourly!) trends so you don’t end up overpaying.

Let’s have a little real talk about the not so glamorous side of the mortgage business today. 📉
Back in April I was working on a VA loan that unfortunately hit a wall when the appraisal came in $17,500 low. The sellers absolutely wouldn’t budge on the price & the buyers ended up having to terminate the contract. They eventually decided to go the new construction route, which meant I lost the deal to the builder’s in house lender. That’s just the way the cookie crumbles sometimes & you always just have to roll with the punches in this industry.
But here’s the tough part ~ the appraiser still did their job & needs to be paid. The buyers weren’t willing to cover the $800 fee, which means I am stuck footing the bill out of my own pocket.
Sigh. 😔 It’s a tough pill to swallow on top of losing a deal but I’m keeping my head up. Even on the frustrating days I know God will provide and make up for it in other ways. 🙏🏼

Remember the story about the client who was told they needed to put $100,000 down on a $205,000 home?! 🤯
I finally got to meet this sweet couple in person today! But long before we sat down together I had already done my due diligence. I thoroughly reviewed their documentation to support their application, ran the numbers, & dialed in their exact income using their paystubs.
The result? I got them prequalified with just a 3.5% down payment... a far cry from that crazy 48%! 🙌🏼
Meeting them in person today was heartwarming. It was a beautiful reminder of exactly why I love my job. It’s not just about crunching numbers or closing files… it’s about helping wonderful people find a home of their own where they feel safe & can make new memories. ❤️🏡

Today I had a conversation with a first time home buyer who was told by another lender that she needed a $100,000 down payment on a $205,000 home. 🤔
I honestly can’t even begin to guess why she was told she needed to put 48.78% down. Rather than speculate on why that was said, I decided to send her my application link & told her… let’s apply, do a soft pull on your credit, & put a plan together to get you into a home of your own.
My goal now is to do my absolute best to fit this buyer into an FHA loan at 3.5% down, or a conventional loan at 3% to 5% down.
I am always here to help educate my clients and realtor partners on the programs available to help buyers get into a home ~ especially when they have less than half the purchase price to put down!
