Yes, 20% down eliminates mortgage insurance. But there are several loan scenarios that allow for a much smaller down payment percentage.

Depending on the loan type, some buyers may qualify with low or zero money down. First-time buyer? Veteran? Rural property? There may be options.

Some clients choose a lower down payment on purpose to keep cash on hand for renovations or emergencies.
