If you buy or refinance a home later this year, your appraisal may look very different from the one you remember.

Fannie Mae and Freddie Mac are rolling out a new appraisal format called UAD 3.6.

Instead of using a different form depending on the type of property, the new system uses a more flexible report that adapts to the home being appraised.

The goal is to make appraisal information more standardized, better organized, and easier to review.

The way a home’s value is determined isn’t suddenly changing — but the report used to communicate that information is getting a major update.
