Waiting for the “perfect” interest rate could mean waiting forever. 📊

Rates will move, markets will change, and none of us can predict exactly what comes next. That is why I believe your lender should be more than someone who gets you a mortgage. They should be an advisor who continues looking at your loan, your options, and the bigger financial picture.

Let’s review where you are today and make sure your mortgage is still working for where you want to go.

Attention Realtors and future homebuyers!! Good news and bad news... APPRAISALS ARE CHANGING!!!

Beginning in NOVEMBER.... new appraisal forms will be required for most financed real estate transactions.

THE GOOD NEWS:

Appraisals are getting a major makeover! The goal is to make them easier to read, more consistent, and give everyone a much better picture of the home being appraised.

THE BAD NEWS:

At least initially, we could see longer turn times and higher appraisal costs.

I'm hearing appraisal reports could take an extra 1–2 days to complete while appraisers adjust to the new format.

And fees.... from the conversations I'm having, I'm hearing increases anywhere from $100 to $500 per report!

Like any big change, there WILL be some growing pains. I'll be watching this closely as we get closer to November and will keep you updated!

Different loan programs have different requirements, and lenders look at more than just one number when reviewing your financial picture.

Even if your credit isn’t exactly where you’d like it to be, don’t automatically count yourself out. You may have options available now, or your lender can help you understand what steps to focus on so you can work toward your homebuying goals.

The first step isn’t having perfect credit. It’s knowing where you stand. 🔑
