πŸ“Œ Save this one. It's the list I send everybody.

People think getting pre-approved is some big ordeal. It's mostly a scavenger hunt through a drawer you already have.

Your situation might add a thing or two, but this gets us most of the way there.

And that "all pages" note trips up more people than anything else on the list. If your statement says "Page 1 of 5," I need all five including the one that's just a disclaimer on the back. That's not me being difficult, it's what underwriting requires.

πŸ’¬ Save this for when you're ready. Questions about any of it? Ask below.

Clocks went back last night. πŸ•—

While you're resetting the microwave and the car clock, here's one more thing worth 5 minutes: test your smoke detector batteries. Fire departments have said it for years because it works, one task, twice a year, tied to a date you can't forget.

And if you're a homeowner who's been meaning to look at whether your current mortgage still fits you, this is the same kind of task. Fifteen minutes, no commitment, and you'll know.

πŸ’¬ What's the one clock in your house that stays wrong until spring?

The scary part usually isn't the rate. πŸ‘»

Waiting several years for conditions to feel right has its own cost. Rent keeps going out the door, and the homes on the original shortlist rarely stay at the same price.

Waiting feels safe because it feels like no decision at all. It's still a decision, it just doesn't announce itself. Finding out where things actually stand costs nothing and commits you to nothing.

πŸ’¬ What's been keeping you on the fence?

Plenty of homeowners haven't reviewed their position since the day they closed. 🏠

Meanwhile a card or a loan may be sitting at a much higher rate, and the two rarely get looked at side by side. It's worth being clear that this isn't the right move for everyone. Restructuring debt carries tradeoffs, and some of them don't surface until later.

Still, running the actual numbers beats assuming. A review costs nothing, and sometimes the honest answer is that staying put makes more sense.

Most first-time buyers assume they're further away than they really are. 🏑

They run the numbers in their head, decide it isn't realistic yet, and quietly put the whole idea off for a few more years. Sometimes that's the right call. Often it isn't, and the only way to know is to look at the actual details instead of the assumption.

The points in this post come up in almost every first conversation. None of it is complicated, and none of it commits you to anything.

πŸ’¬ Which part have you been unsure about?

A seller isn't only weighing your number. πŸ”‘

They're weighing whether the deal will actually make it to the finish line. When two offers land close together, the one with financing already sorted is the one that feels like less risk. That's usually what decides it.

It isn't about looking impressive. It's about being the straightforward choice. And the process takes less than most people expect, since most of what's needed is already sitting in a drawer somewhere.

πŸ’¬ What's been the holdup for you?

Dale didn't mention the rate. ⭐

He didn't mention the terms either. What stood out to him was being kept informed, and things getting done when they were supposed to. That's the part that's easiest to let slide when things get busy, and it's also what people still remember years later.

Thank you, Dale. It was a pleasure working with you.

πŸ’¬ For anyone who's been through it: what mattered most during your process?

Waiting feels like the cautious choice. It's worth looking at the other side of it. ⏳

Everyone sitting on the sidelines is watching the same signals, which means they tend to move at roughly the same time. A quieter market where there's room to think things through has real value, and that becomes harder to find once everyone decides at once.

None of this is an argument for rushing. It's an argument for being prepared, so the timing stays a choice rather than a reaction.

πŸ’¬ What would need to happen for the timing to feel right?

πŸ’° Your hourly rate isn't the whole story when buying a home!

Did you know that even if you're paid hourly, your income may be considered VARIABLE if your hours fluctuate from week to week? πŸ‘€

That means we may need to average your earnings over time rather than automatically using a 40-hour work week. There are also income history requirements that can affect how much income we can use to qualify you!

🏑 Don't wait until you've found your dream home to find out! Let me review your income BEFORE you start house hunting.

πŸ“² Let's get you prepared!
