One of the biggest misconceptions I hear is:

"I need to save my entire down payment and closing costs before I can buy a home."

Not always.

Your down payment doesn't have to come only from your savings account. It can come from sources like:

• Retirement funds you've built up over time
• A gift from a parent or family member
• Other eligible assets you already own

And don't forget about closing costs. In many cases, you can negotiate a seller credit that helps cover some or even all of those expenses.

Every situation is different, but if the down payment and closing costs are what's holding you back from buying, it may be worth having a conversation before assuming you're not ready.

You might be closer than you think.

If you've been waiting to buy a home because you don't want an escrow account and heard you need at least 20% down, I've got some good news.

I work with one of the very few lenders in the country that allows borrowers to waive escrows with as little as 5% down on a conventional loan.

That means you may be able to manage your own property taxes and homeowners insurance without having to put 20% down first.

There’s a BIG difference between a pre-qualification letter and a pre-approval letter.

A pre-qual usually means I took your info over the phone and ran numbers based on what you told me… but I have NOT verified everything with documents yet.

A pre-approval means I have actually reviewed your paystubs, W2s, bank statements, etc.

And sometimes income gets tricky. Especially if we are using overtime, bonuses, commission, self employment income, or if you have changed jobs over the last 2 years.

In those situations, I will usually go a step further and send everything to an underwriter BEFORE you even make an offer. That way we know there are no surprises later.

Because the last thing you want is to fall in love with a house… then find out there is an issue halfway through the loan process.

Your lender matters way more than just the interest rate when it’s time to actually WIN the deal.

Sure… you can call 100 lenders across the country and maybe find someone quoting a slightly lower rate than me. But when multiple offers are on the table, listing agents care about one thing… can this lender actually get it closed smoothly and on time?

A local lender who knows the area, knows the taxes, knows the title companies, and already has relationships with the local realtors can make your life a whole lot easier.

When listing agents see my name on a preapproval, they know:
✅ I answer my phone
✅ I communicate
✅ I can close fast
✅ And if they text me Saturday at 9pm… they’re probably getting a response 😂

Sometimes the best deal on the HOUSE matters more than saving $27/month on the payment with an online lender nobody can get ahold of.

A lot of people think they have to wait until they save up 20% down to buy a home. Honestly, PMI is usually way cheaper than people think.

I’ve seen a $500k home with only 5% down have PMI under $100/month. If you’ve got solid credit and are shopping around the $300k range, we could be talking under $60/month.

Meanwhile, if home prices keep climbing while you wait years to save 20%, that could cost way more than the PMI ever would.
