I learned this lesson when I was buying my house in 2022 - everything was selling over asking, interest rates seemed SO HIGH (they are much higher now!) and what seemed like the scariest time to buy has turned into stability and equity.

If you wait for the rates to drop, then everyone else is going to start to buy putting you into bidding wars and bigger loan amounts. Lock in your small loan if you're ready, and refinance while everyone else is out there driving up your home's value because of the low rates😉
