One of the biggest lessons I've learned since entering the mortgage industry is that it's a timeless cliché for a reason, isn't what you know... it's who you know.

We live in a world where information is everywhere, and that's a great thing. But sometimes the smartest move isn't doing everything yourself. It's knowing when to call the person who's solved the problem a thousand times before.

That's one of the biggest advantages of having a great buyer's agent on your side. They bring experience, resources, and relationships that can make the homebuying process much smoother.

Even as much as I think I know about the industry and what I can do - sometimes it's still worth the intangibles, connection & experience. If it's not worth it for me to do the reps, I'd rather be someone's thousandth rep than alone on my second.

Honestly, for most people, the hardest part isn't applying. It's gathering the documents needed to verify income, assets, and employment.

A little preparation goes a long way. Keep your tax documents organized, know how to access your pay stubs, and take care of your credit when you can.

And if your income isn't straightforward or your credit needs some work, don't worry. There are often solutions available.

When I think about leadership & doing the right thing, I always think back to a speech one of my teammates in high school gave at an event.

Her thesis was - what do you do when no one is looking?

The example she used was something like - do you do the right thing only when people are watching? Or when you think there are no cops, no other cars, no pedestrians - do you run the red light, no stop?

I do still think about that a lot - not that I get an urge to run a red light. But just as a visual of the idea of doing my best to hold the same standards & morality for myself when no one is looking.
