Rent Your House Once—AB 1157 Could Make It a Regulated Rental for Life

AB 1157 would reduce the statewide cap on annual residential rent increases to 2% plus inflation, capped at 5%, compared with the current limit of 5% plus inflation, capped at 10%.

The proposal would also extend rent caps and just-cause eviction requirements to single-family homes, condominiums, accessory dwelling units and individually owned townhomes that are currently exempt under state law, and eliminate AB 1482’s Jan. 1, 2030, sunset date.

Mortgage rates ticked down on Wednesday as markets awaited the release of more economic data delayed by the government shutdown, and a divided Federal Reserve appeared to be leaning toward another rate cut in December.

The average rate on 30-year fixed home loans dipped to 6.23% for the week ending Nov. 26, down from 6.26% the week before, according to Freddie Mac. Rates averaged 6.81% during the same period in 2024.

It shouldn't be this difficult when people have already been so devastated.

Rebuilding Malibu after the January 2025 Palisades fire has been slow, with nearly 600 homes destroyed and only 17 building permits issued so far. The city set up a Rebuild Center to help residents navigate codes and permits, but no homes have yet been completed or received certificates of occupancy. Mayor Marianne Riggins says many residents are struggling with the lengthy process, and some have opted to sell rather than rebuild.

What’s his problem? I understand helping renters — but why is there no support for homeowners? The fire wasn’t their fault either. We pay taxes too, so where’s the government accountability? On top of that, insurance rates keep skyrocketing — or disappearing altogether — directly in response to natural catastrophes. Homeowners are being left to carry the burden alone.

Lets get on board Hermosa! 🌴😎🩵

By a vote of 4-1, with Steve Charelian as the "no" vote, the Manhattan Beach City Council agreed to move forward with surveying residents on allowing short-term rentals outside the "coastal zone" (essentially the two or three westernmost blocks of the city) for short periods of time around the major events. The city would ask the question within an already-planned statistically significant True North survey, and also through the city's new FlashVote instant surveys.

Heads up, California homeowners: Sacramento is at it again.

SB-79 is a proposed state law that would override our local zoning rules and allow dense, multi-story apartment buildings in single-family neighborhoods—just because there’s a bus stop nearby (yes, even the ones barely anyone uses).

This bill would let developers skip local input and build without the usual parking requirements. That means more traffic, more cars on our streets, and less say over what happens in our own neighborhoods.

Manhattan Beach has worked hard to protect its character, but Sacramento politicians want to take that power away. We all support smart growth and affordable housing—but this top-down approach ignores what works for our community.

Let’s stay informed and make our voices heard.
