Here is what we are watching in the Central Arkansas market going into September.

Inventory has been building through the summer, which gives buyers more to choose from than they have had in a while. Homes are taking longer to move than they did a year ago, and that is showing up in the median days on market rather than in prices.

What that means in practice is that pricing and presentation are carrying more weight than they were. A well prepared home priced where the market actually is still moves. A home priced where the seller hoped it would be sits, and then sits some more.

We are not making predictions here. This is what we are seeing week to week.

Arkansas housing supply is telling two different stories right now.

The latest data shows 776 single-family homes were permitted statewide in July, down from 826 in June. Permits are a look at the future construction pipeline, not homes already available for sale.

Here in Little Rock, the latest market data still shows more active listings than a year ago, while median market time remains at 51 days.

For buyers, that means more choices today do not necessarily tell us what future supply will look like. For sellers, I recommend watching both current resale competition and new construction actually coming to market.

We have never bought a lead in over a decade of doing this.

Our business runs through BNI and referrals from people we have already worked with. It is slower to build than a purchased list, but it produces something a list never can: trust that was already vouched for before the first phone call.

Little Rock homeowners, there’s a housing update worth knowing about.

The City is moving forward with its 2026 housing funds, including nearly $945,000 designated for owner-occupied rehabilitation and additional funding for housing acquisition and new construction.

The City also offers qualifying homeowners repair-assistance programs that may address needs such as roofing, plumbing, electrical systems, and HVAC. Eligibility and available funding vary, so homeowners should confirm current requirements directly with the City.

Every spring, Angie teaches the home buying process to pharmacy students at UAMS College of Pharmacy, invited back year after year by Professor Joe Baker.

The class covers the real things that actually matter: pre approval, why you inspect a home even when it is brand new construction, how offers and counters actually work, and a small tax credit most agents never think to mention.

Teaching is where this whole philosophy comes from. Buyers and sellers do not need to be sold to. They need someone willing to explain things clearly and walk them through it, one step at a time.

Arkansas buyers are seeing more homes come onto the market.

Statewide active listings increased again in July, while homes were taking a median 65 days to move through the market. In Pulaski County, inventory was also up from June and from a year ago.

For buyers, that can mean more options. For sellers, it makes accurate pricing and strong presentation even more important.

Here is what I am seeing in the market right now, plain and simple.

Inventory in Central Arkansas has been shifting a little compared to earlier this year, and well priced homes are still moving steadily when they are presented right from day one. Homes that sit tend to be the ones priced a step ahead of where buyers currently are, not behind them.

This is not a prediction about where values are headed. It is simply what I am watching happen on the ground, house by house, right now.
