Let’s talk about what you actually need (money-wise) to buy a home in Colorado 👇

1️⃣ YOUR DOWN PAYMENT

For most first-time buyers, you can get started with as little as 3% down.

But here’s the tradeoff:

👉 The lower your down payment, the higher your monthly payment.

Wanna play with the numbers?

Use a mortgage calculator (I like Fannie Mae’s!) and test different price points + down payments.
Then, set a goal that makes sense for your monthly budget.

2️⃣ CLOSING COSTS

These often fly under the radar, but they’re a biggie.

Typically around 2–3% of the purchase price (I used 2% for this example).

And nope — this is not included in your down payment.
It covers all the behind-the-scenes stuff: title work, transfer taxes, and other “fun” fees that make the home officially yours

Listen up! This is a good one today!!!!!

Let’s be real—
Most people in Denver renting a 3-bed, 2-bath are paying around [ $2,500] a month. Some, even more. My Tenants are paying $3100 a month.

It doesn’t feel like much month-to-month… until you do the math.
That’s $90,000 to $111,000 in 3 years. 💸 Gone.

Now imagine this:

Same monthly payment… but instead of paying your landlord’s mortgage, you were paying your own.
Instead of asking for permission to paint a wall, you’re knocking one down to open up your kitchen.
Instead of renewing your lease, you’re renewing your equity.

And here’s the kicker…
Even if you bought slightly outside of town—maybe just 10 or 15 minutes from downtown—you’d likely be paying less monthly and watching your home grow in value year over year. 📈

Math Time!!!!

For those of you that hate math... stay with me! I'll do it for you!

I hear the same 2 reasons for waiting every day... "I want to wait for rates to drop", and "I am just going to save a little more money so I can have a better down payment".

Waiting is only going to cost you more money and allow you to purchase less of a house, than if you were to start building equity right now!

Example:
Rent = $2200
12 months * $2200 = $26,400

Average Appreciation of a Home in 12 months = 4.3%

4.3% * $500,000 Purchase = $21,500

$21,500 + $26,400 = $47,900

That's $47,900 that you are missing out on by signing a 12 months lease, paying your landlords Mortgage and investing nothing in yourself!

Remember - Rent is 100% Interest! So, while you're waiting for the rates to come down to the Glory days of 2020, or your are trying to pinch pennies to save, you're losing money. and actually putting yourself further behind.

"Date the Rate, Marry the House"
