Where did 2%–3% mortgage rates Go?

The U.S. bond market reached extraordinary levels in 2020 as interest rates fell to historic lows.

It took a remarkable event — a global pandemic and extraordinary Federal Reserve intervention

To see those same ultra-low rate levels again would likely take another remarkable event.

That’s an important perspective for homebuyers and homeowners who are still waiting for very low mortgage rates to come back.

I believe the better approach is to structure financing around today’s market while keeping an eye on opportunities to refinance as conditions change.

Buying a home in Denver....

Seller offering a $10,000 Seller Credit - How Would You Use It?

• Reduce the purchase price
• Pay eligible closing costs
• Buy down the interest rate

Which is best?

As a former CPA, this is one of my favorite parts of mortgage lending: analyzing the alternatives rather than simply quoting a rate.

Repeat clients are one of the greatest compliments in this business.
I recently had the pleasure of helping Tim and Michelle purchase a second home in Granby, Colorado. I’m grateful they trusted me again and allowed me to help with another important chapter in their lives.

Congratulations, Tim and Michelle!

If you’re considering a mountain property or second home in Colorado, I’d be happy to help you understand your financing options.

Mortgage Rates Tick Up on Iran Conflict

Interest rates rise a .25% since the bombing started last weekend
A week ago mortgage rates were nearing the mid 5% and today just under 6%. The conflict sparked a surge in global oil prices, reigniting fears of persistent inflation that could force the Federal Reserve to keep interest higer for longer.

On Wednesday, the Bureau of Labor Statistics (BLS) released January’s employment data, reporting that 130,000 jobs were created. The market, initially, took this as an inflationary signal, and rates spiked immediately.

Markets digested the numbers overnight and reflected back to 2025 when the BLS revised its numbers lower by a staggering total of 862,000 jobs. Then rates dropped the next day.
