There are two types of building in homeownership:

#1 - Building the home. 🏗️ Land, materials, tools, equipment, knowledge, labor, and many other aspects are needed to build a good home.

#2 - After the home is complete, building the owner's future wealth through home equity (combo of loan payoff and potential appreciation). 💸 For this, you just need a mortgage to help you buy a home (or a lot of cash will do the trick, too).

I can't help with building your new home (unless you want the ol' hammer and nails special 😀), but I can help with building your wealth through a mortgage. I can share detailed reports and other data from great resources like MBS Highway to help you see a long-term appreciation outlook for your real estate plans.

I love helping others with their home financing, whether it's building wealth, managing debt, or solving problems that get in the way of both.

To me, the mortgage process is a lot like eating a bag of Nerds Gummy Clusters:

- They're hard at first (like underwriting), but the end result is worth it

- No two clusters (nor mortgages) are exactly alike

- Both can take a toll on your health if you overdo it

Quick heads up MN friends –

If you or someone you know is buying a home in Minnesota before June 30th, one of my lender partners just rolled out something sweet: a 1-year temporary buydown - that they are picking up the tab for!

In plain English, it means significantly lower payments for your first year in the home – a time when extra expenses tend to creep up and when having some breathing room can be a big help. And the lender is covering that cost.

After that first year, payments would hit their stride at the standard rate, and important to know that you'd qualify for that normal payment, not the lower number. The lower payment is like a bonus that you get 12 times; once each month for the first year.

If you are busting out your Thomas Edison-inventing hat trying to come up with a way to make the first year of homeownership more affordable, I think something like this might be a solution worth your time.

-92,000 jobs in February.

This anemic jobs report would have likely sent mortgage rates tumbling lower if it were not for the military conflict in Iran.

Instead, as oil prices continue to rise due to ongoing tensions in the middle-East and inflationary pressure, we are grappling with higher interest rates and the prospect of them continuing to go higher until this situation calms.

What if you or your clients have been waiting for rates to drop so you can buy/refi? Here's some insight worth noting.

As pointed out by Barry Habib and the MBS Highway Morning Update earlier this week, with military conflicts like this over the past 5 or so years, we've seen an initial spike in oil and bond yields - which brought mortgage rates up with them. However, in each of those instances, we saw things settle down and return to normal within three weeks of the initial rise.

We're still in the early stages of the conflict (7 days in) so we're monitoring it closely and will keep clients informed, but hopefully it will be similar to previous instances and this will not last too long before the downward momentum regains control.
