Sellers are officially playing the long game. Zillow just reported that "accidental landlords" are at a three-year high. Currently, 2.3% of homes listed for rent were recently for-sale listings. In markets like Denver, that number jumps to 4.9%. Sellers aren't desperate; they're patient. They would rather rent out their single-family home than take a price cut. While more than half of homes lost value over the last year, 95.9% of owners are still ahead on their investment. This is a choice-driven market, not a shock-driven one.
