A common way to start buying a home is to browse listings first and sort out the mortgage later.
For cash buyers, that order works. For everyone else, it sounds reasonable too, which is why so many people follow it.
A home purchase plan comes down to three choices: a target price range, an area and a property type. If you're financing, all three depend on your loan options. Set them before you know those options, and the whole search is built on a guess.
Loan options differ from buyer to buyer. Eligible service members and veterans, for example, have VA loans among their options, which can change what a realistic target looks like. 🏠
We're a practical mortgage team led by Justin Brown, working with buyers, homeowners and investors in Southern California. We compare options from multiple lending sources before the search narrows. That way the price range, area and property type you choose reflect what your file actually supports.
The takeaway for financed buyers: the loan plan comes first, and the house search follows from it. ✅
