Two years. $10,000 to $15,000 in legal fees. That's what one investor's silence cost them.

Unfortunately, we've seen it before. Recently, when a deal started going sideways for a borrower, instead of picking up the phone, they went quiet. By the time anyone was talking again, most of the good options were off the table. The loan spent close to two years winding through the legal process before landing on an outcome that could have been settled a lot sooner, for a lot less.

Most investors spend a lot of time analyzing the purchase price, reno budget, and ARV. And they should.
