Whether you're a first-time home buyer, a repeat home buyer, or looking to refinance your current property, there are a lot of options out there that can help you save a dollar or two. One that is often overlooked is the 5/1 ARM loan, allowing home buyers and owners to afford more house than they would with a typical conventional mortgage.

An adjustable-rate mortgage is meant to be fixed for a set period and then adjusts a set number of times every year after. The 5/1 ARM, a hybrid, gives the borrower the opportunity to have 5 years of a fixed rate and prepare for what comes after – refinancing, selling, or enjoying the adjusted rate.

What better day than National Dog Day to showcase Williamson County Animal Center? 🐾

Last week, employees from our home office in Tennessee were able to assist the open-intake shelter that serves all animals of Williamson County. WCAC offers a variety of services for animals of county residents as well as intake of all homeless animals – dogs, cats, rodents, reptiles, and even horses. They have a successful 95% live release rate, rehabilitating all animals they can and adopting them out to their forever home, or providing nearby farms with working cats and livestock guardian dogs.

We were able to help by prepping treats and take-home bags for animals in the shelter and foster homes throughout Williamson County. It was very rewarding to help out the volunteers and employees of WCAC, as they work tirelessly every day to ensure the animals in their care are well-cared for.

Churchill Mortgage encourages our employees to go out and serve their communities, and it was an honor to work with WCAC! Support your local shelter today – donate, volunteer, participate in a Doggy Day Out program, or even foster an animal! Any amount of help you can offer is always appreciated.

Are buyers and sellers finally adjusting to their new normal? Post-pandemic, buyers got comfortable with dramatically low mortgage rates and sellers benefitted from high demand, but 6 years later, things are seeming to calm down in the housing market.

While 3% mortgage rates seem desirable, the rates we're seeing now are actually more in line with a stable market. Lower rates can be indicative of economic disruption, as seen in 2020.

If you're ready to jump into the housing market but have been waiting for rates and prices to drop, it may be time to talk to an expert about your financial situation. Talking to a Home Loan Specialist is the best way to understand what your personal rate is and what makes sense for you, because waiting for lower rates can cost you more in the long run.

“We exist to help families realize peace in the present and hope for the future.”

Our President & COO, Matt Clarke, left us with some food for thought at our last All-Company meeting. He encouraged us to stop “chasing the lightbulb” – the things that feel urgent in the moment but pull our attention away from what truly matters. Whether in our professional or personal lives, everyone has a “lightbulb” they need to identify and work through in order to create meaningful change.

Matt reminded us that one of our greatest strengths as a team is cultivating and maintaining relationships. We must always keep our focus on our borrowers, referral partners, and teammates, because they are what make Churchill what it is. Not busywork, not new technologies, but people.

Matt shared that we could take one of two roads: one that replaces people, or one that amplifies them. We’re grateful to have a leader who recognizes the value of people while also providing them with the resources they need to succeed. Thanks for the inspiring message, Matt!

🚨 JULY 2026 FED UPDATE 🚨

The Federal Reserve decided to keep the federal funds rate steady between 3.5%-3.75%. Here are some key takeaways from the meeting:

❎ Three out of the 12 policymakers voted for a rate hike, signaling disagreement within the committee about how to address inflation.
📉 Inflation has cooled to 3.5% from 4.2% in May, but it’s still above the Fed’s 2% target.
💸The Fed cited global conflicts, energy prices, tariffs, and growing investment in AI as risks that could affect inflation and economic growth.
🤝 Chair Kevin Warsh reaffirmed the Fed’s commitment to lowering inflation but didn’t offer much information on if future rate hikes are likely.

Don't forget – the federal funds rate isn’t the same as mortgage rates. Although Fed decisions can influence the market, mortgage rates are shaped by many factors, including economic conditions, market activity, and your personal financial picture.

Breaking Chains, Academy of Development is a nonprofit dedicated to helping at-risk youth successfully transition into adulthood by providing opportunities, resources, and support. From GED/HSE exam preparation and workforce training to mentorship and more, Breaking Chains creates a safe and encouraging environment where students can grow and thrive.

Mike Teeter, Branch Manager in Nampa, Idaho, saw an opportunity to serve his community and jumped right in. He, along with the Nampa, Boise, and McCall branches, set up and prepared the food to support Breaking Chains' graduation barbecue, a celebration honoring students who successfully completed the program over the years. In addition, the Churchill Foundation contributed a donation to Breaking Chains to support the organization and its ongoing work. It was a truly special moment to see the impact made in the community. Churchill is proud to support an organization that is making a positive impact on the next generation.
