🏡 “I have a fixed rate. Why did my mortgage payment go up?”

It’s a question that catches homeowners off guard.

With a typical fixed-rate mortgage, your principal and interest payment stays the same. But your total monthly payment may also include money for property taxes and homeowners insurance through an escrow account.

When those costs change, your total payment can change, too.

Here’s a simple example:
If your homeowners insurance increases by $600 a year, that’s an additional $50 a month to cover the premium—even though your interest rate hasn’t moved.

That’s why I encourage homeowners to:
✔️ Review property tax notices and insurance renewals.
✔️ Read the annual escrow analysis from their mortgage servicer.
✔️ Ask the servicer for a breakdown when a payment changes unexpectedly.

When you’re buying a home, understanding the full payment helps you plan beyond closing day.
