For sale by owner transactions are a different kind of challenge — there's no listing agent coordinating the other side, no built-in process. Just a buyer, a seller, and a whole lot of moving parts that need someone to stay on top of them.

We handled everything — financing, title, coordination from start to finish — and got it to the closing table in under 30 days.

But honestly? The part of this review that hits the hardest is the "any hour of the day" line. That's just how I operate. When you're making one of the biggest financial decisions of your life, you shouldn't have to wait until business hours to get an answer.

1️⃣ Less competition. The buyers who sat out 2021 are buying in a calmer, more rational market. Fewer bidding wars. More time to think.

2️⃣ Seller concessions are back. Sellers are contributing to closing costs and buydowns again.

3️⃣ Equity starts day one. A rate is temporary. The price you pay today — and the equity you start building — is locked in.

4️⃣ You can't go back. Every buyer I've helped across every market has said the same thing afterward: I wish I'd started sooner.
