🚨 Agents — Appraisals are changing and this is one that WILL affect your deals if you’re not paying attention.

UAD 3.6 is rolling out (Scheduled for 11/02/26)… and it’s going to tighten things up on appraisals.

Here’s the real talk:

The new format is way more data-driven and standardized — which means less “interpretation” and fewer gray areas in reports.

That can be a good thing…

…but it also means:

👉 Appraisals will likely get more expensive and take longer
👉 Stretch comps will be harder to justify
👉 Condition adjustments will need to be cleaner and more supported
👉 Listings that are “pushing the top of the market” could face more scrutiny

In short — pricing strategy matters even more now.

The agents who win in this environment will be the ones who:

✔️ Prep appraisers with clean, relevant data
✔️ Know their comps inside and out
✔️ Set realistic expectations with sellers upfront
