Everyone waiting for a "2008-style housing crash" needs to look at the actual data. 🛑📉

Back in 2008–2011, homeowners were forced to sell. They were in exotic loan products they couldn't afford and faced foreclosure. Today is a completely different world:

📊 40% of homes in America have NO mortgage at all.
📊 Of the remaining 60%, 70% have an interest rate under 5%.
📊 21% have a rate under 3%.

Basic math: If someone carries a 3% mortgage at $2,000/month, trading up into a new home at today's rates would jump their payment to $5,000–$6,000/month. So why would they accept lowball bids?

Instead of taking discounts, sellers are simply delisting their properties.

Are there still motivated sellers out there? Yes—job relocations, divorces, new construction, and buyers who gambled on buying before selling. But waiting around for housing to go "50% off" ignores the structural reality of today's equity.

Negotiate to win, but if a seller won't budge, don't take it personally—they simply have no pressure to sell.
