Before the rate talk starts at Thanksgiving, a little context.

Those are national historical averages for a 30-year fixed, not offers. In the early 80s, rates averaged in the teens. 2021 was the outlier, not the normal.

Mortgage rates change every week, but what matters for you is the payment, not the year. If the payment fits your budget today, that’s the number that counts.

If you’re buying a home, I’ll show you what today’s rate means for your payment.

The list of people who know the real version of you is short.

Your barista knows the order. Your bartender knows what kind of week it has been. Your hairdresser knows the thing you have not said out loud to anyone else.

And somewhere around the second bank statement, your mortgage broker quietly joins that list. I end up knowing the subscription you forgot to cancel, the deposit that will need a paper trail, and the monthly payment that makes your stomach drop.

That is not oversharing. That is the job. Nobody gets a solid pre-approval from the polite version of their finances, and I would much rather see it all now than have an underwriter find it the week you close.

🏡 FROM IDAHO ➡️ FLORIDA… CLOSED! ☀️🌴

A huge congratulations to my clients on their beautiful new Florida home! 🎉

When you spend part of the year farming in Idaho but want the ability to run your business from both Idaho AND Florida, a little Florida sunshine sounds like a pretty great business plan to me. 😉☀️

And this is where creative financing comes in.
As self-employed business owners, traditional financing using tax returns wasn’t the best fit. So instead, we used a Bank Statement Loan, allowing us to qualify them based on their business cash flow — without using self-employment tax returns to calculate income. 🙌

The result?

✨ A gorgeous home in Ocala
✨ The flexibility to operate their business from both states
✨ Sunshine when they’re not busy farming
✨ And another set of happy homeowners holding the keys!

Everyone keeps watching the Fed waiting for mortgage rates to drop… but that’s not the number I’m watching. 👀

I’m watching the 10-Year Treasury.

The Fed does NOT directly set mortgage rates. Mortgage rates are much more closely tied to what’s happening in the bond market — and right now, inflation concerns, oil prices, global uncertainty, and bond-market movement are keeping pressure on rates.

So if you want to know when we may finally start seeing some REAL relief in mortgage rates, keep an eye on that 10-Year Treasury yield.

Here’s my cheat sheet:

📈 5.00%+ → Heavy pressure on mortgage rates
👀 Below 5.00% → First sign of some relief
📉 Around 4.75% → Now we’re talking meaningful improvement
🔥 Around 4.50% → This is where borrowers could really start FEELING the difference in their payments

So while everyone else is refreshing the news waiting to hear what the Fed does…

I’ll be over here watching the 10-Year Treasury. 😎🏡

Because THAT is one of the numbers that can tell us where mortgage rates may be headed next.

First-time homebuyer:“Can you explain how this works?”

Lender: “Absolutely! So your DTI, LTV, AUS, PITI, escrow, points, MI, LE…”

Buyer: 👁️👄👁️
“I think she just put a curse on me.” 😂

Buying your first home already comes with enough questions. Your lender shouldn’t make you feel like you need a Rosetta Stone subscription just to understand your mortgage. 💀

Around here, we speak **NORMAL HUMAN.**

I’ll explain what your payment means, how much cash you’ll need, what your rate actually does, what the heck escrow is, and what happens next — in a way that actually makes sense.

And if you still don’t understand it?
I’ll explain it again. Differently. Without making you feel dumb for asking.

Because you’re a first-time homebuyer. You’re not supposed to know this stuff yet.
