When you’re running your comps, do not just look at a map radius. Real estate is hyper-local, and crossing a major thoroughfare can completely change the game. When you’re flipping homes, the goal is not to sell that home for the most money possible. The goal is sell that home for a profit as quickly as possible! One of the biggest mistakes we see all the time is investors who price their home too high.
