Five Texas metros just handed buyers some leverage back. Houston, San Antonio, Austin, Dallas, and Fort Worth are all showing up as buyer's markets right now, which basically means more homes to choose from, sellers more open to covering closing costs or repairs, and less getting competition for sellers to choose from.

Guild just bumped our conventional conforming loan limit for one-unit properties up to $845,000 ahead of the official FHFA announcement for 2027.

If you're not familiar with how this works, the loan limit is basically the ceiling on what counts as a "conventional" loan before you're into jumbo territory, which usually comes with different rates and requirements. When that ceiling moves up, more buyers get access to conventional financing on higher-priced homes without needing a jumbo loan.
