Are your buyers still waiting for "interest rates to drop” before buying?
Consider this... Let's take a 4-year snapshot of the interest rates for the first week in August
2023 - 6.90%
2024 - 6.73%
2025 - 6.63%
2026 - 6.75%
That's 4 straight years in the high 6's. At some point, we have to recognize that this may not be a temporary spike, it’s simply the market we’re in right now. If you are waiting for rates to drop, how long will you wait? What is the "rate" number you are waiting to see?
Meanwhile, here is what waiting actually cost? Someone who has been sitting on the sidelines since 2023 may have spent three more years paying rent while missing out on potential home appreciation and principal paydown. Home values have risen, Rates didn't move, but EQUITY DID!
And here’s the biggest thing: life doesn’t wait for the perfect interest rate. People buy homes because they get married, have children, change jobs, need more space, retire, relocate — because LIFE HAPPENS!
I know it's cliche' to say, "marry the home, date the rate", But you can’t go back in time and buy "The one". If the numbers make sense, waiting for “perfect” could end up costing you more in the long run.
