If you asked me whether a home equity loan or HELOC is "better," my first question would probably be:

What are you planning to use the money for?

If you know you're replacing the roof and have a pretty good idea what it'll cost, receiving one lump sum with a fixed rate and predictable payment might make sense.

But if you're renovating room by room, have expenses coming at different times, or simply want access to funds without borrowing everything upfront, the flexibility of a HELOC may be worth considering.

Neither is automatically better.

They're just designed to work differently, which means the right fit depends on what you're trying to accomplish, how much you need, and how you want to manage repayment.

If every home seems to come with a compromise you're not quite willing to make, at some point it may be worth asking a different question.

I've talked to buyers who have looked at house after house and keep running into the same problem.

They love the location, but the house is too small. Or they love the house, but it doesn't have the land they want.

Or they find something that's almost right, but realize they'd end up renovating half of it anyway.

That's usually when I like to ask them: What if you built what you're looking for instead?

I know new construction can sound like the more complicated route, especially when you start thinking about financing both the build and the eventual mortgage.

But that’s why First Commonwealth offers construction-to-permanent financing that combines your construction financing and permanent mortgage into one loan with one closing – which makes the process a lot simpler than most buyers realize.

I've also talked with buyers who already own a piece of land, but don't realize that the equity in that land could potentially help toward their down payment.

Building isn't going to be the right fit for everyone. But if you've spent months trying to make the available homes fit a vision they just don't fit, it's worth knowing there's another path.

You've spent years making mortgage payments, taking care of your home, and watching its value change.

Along the way, you’ve up equity that doesn't necessarily have to sit there untouched.

Depending on your situation, you may be able to use it to tackle a renovation you've been putting off, consolidate higher-interest debt, cover a major unexpected expense, or fund another goal that's important to you.

One way homeowners choose to put that equity to work? Investing it right back into the place that helped build it.

In fact, 64% of homeowners said they had a greater desire to be in their home after remodeling. (According to the National Association of Realtors' 2025 Remodeling Impact Report)

There can be a pretty big difference between what you’re approved to borrow, and what you'll actually feel comfortable paying every month.

That's why I don't want to stop the conversation at, "Here's what you're approved for."

I want to know what else matters to you.

Do you need room in the budget for travel, or daycare costs coming soon?
Do you have other financial goals you're working toward?
Would a higher payment make you feel stretched, even if you technically qualify for it?

I make sure to help you anticipate the costs that might not show up on a mortgage application, but absolutely matter when you're deciding how much home feels right for you.

Because getting approved is just the first step toward buying a home. My job is to help guide you through the rest.

Almost every home buyer I talk to starts the conversation saying something like: "I'm probably not ready yet, but..."

Then they start listing all the things they think they need to figure out before they actually talk to a loan officer.

That's completely fine. But what I wish more people knew is that those questions are reasons to call me – not reasons to wait.

My job is to ask questions about your income, savings, monthly budget, future plans, and what you're hoping to accomplish, then help you understand which options may fit.

Which means you don't need to research every loan program or show up knowing exactly what you need (because believe it or not, that’s actually my job).

And truthfully, sometimes that first conversation doesn't end with, "Let's get you pre-approved." Sometimes it ends with, "Here's what I'd work on over the next six months, and then let's talk again."

That's still a productive conversation.

So don't get stuck thinking you have to have homebuying figured out before you call a loan officer.

Because a lot of people hear "USDA" and assume we're talking about farms or homes way out in the country – but that's not necessarily the case.

Eligible properties can be located in many rural and suburban areas, and for qualified buyers, USDA financing may offer benefits like 100% financing with no down payment required.

The catch? Both the property and the borrower have to meet USDA eligibility requirements.

“How much house can I afford?” is one of the most-searched questions in home buying, and while I completely understand why people want a quick answer, here’s why I would rather have customers ask me than an online calculator.

Because unlike online mortgage calculators, I don't want to throw out a purchase price based only on your income and send you house hunting.

I've had buyers tell me, "I have $30,000 saved, so that's what I can put down."

My next question is usually: Do you actually want to spend all $30,000?

You might want an emergency fund for after you get the keys. Maybe you're planning to buy furniture, make repairs, or simply don't want homeownership to wipe out the savings you've worked hard to build.

That's why "How much can I afford?" isn't something I advise letting an online calculator decide for you.

Instead, I’ll help you talk through your numbers, lifestyle, and timeline to help you develop a homebuying plan that makes sense for your goals.
