I hear it a lot: “Is buying a home even worth it?”

I get it. Rates and home prices are higher than they were a few years ago. Renting can feel easier short term.

But here’s the thing:
Rent pays for a place to live.
Ownership builds wealth.
That’s the difference.

Every payment as a homeowner a portion goes toward building equity. Renters will never see that return. Over time that gap is HUGE for net worth.

According to NAR, the average homeowner’s net worth is 43x higher than the average renter.

Today is not the right time for everyone to buy. There are factors to consider:

Take a $400,000 home today.
Buy now: 6.6% rate with 10% down means roughly $2,300/month in principal and interest.

Wait 2 years and prices rise 4%: That same home is now $416,000. To match today’s monthly payment, you’d need a rate around 6.2% AND about $1,600 more cash for the down payment. Just to break even.

Nobody can guarantee rates will drop. History shows home prices rarely sit still.
