Buying a home? An inspection and an appraisal are not the same thing, and one does not replace the other. ☕️

Here’s the simplest way to remember the difference:

🔎 An inspection helps you understand the home’s condition.

A qualified home inspector evaluates accessible components of the property and may identify concerns or items that need further evaluation.

🏠 An appraisal provides an independent opinion of the home’s value.

It is generally ordered by the lender to help evaluate the property being used as collateral for the loan. Depending on the loan program, the appraisal may also address certain property requirements, but it is not a comprehensive home inspection.

In short: the inspection is primarily for your understanding of the property. The appraisal is primarily part of the lender’s valuation process.

Before making an offer, talk with your real estate agent about inspection terms and deadlines. I can help you understand where the appraisal fits within your financing timeline.

Fresh flowers, fluffy towels, and perfectly placed furniture can help a home feel inviting, but they will not tell you what living there would be like.

As you walk through, look beyond the décor and consider:

• Does the layout fit your daily routine?
• Is there enough storage for what you already own?
• What condition are the walls, floors, windows and ceilings in?
• Will your furniture realistically fit?
• Are there signs of moisture, unusual odors or unfinished repairs?

Staging is designed to help you picture the possibilities. Your job is to notice the practical details that will still be there after the furniture is gone.

A showing is not a substitute for a professional home inspection, but it can help you decide which homes deserve a closer look.
