"Jobs week" (JOLTs, ADP, Challenger etc.) has so far delivered a very consistent message - hiring is slowing and layoffs are rising. We know that rate cuts will start on September 18. But whether we'll get a 25 or 50 basis point cut will depend on the strength of the Bureau of Labor Statistics jobs report out today. Hope you enjoy my weekly update on all things real estate!

Consumers wishing to file a complaint against a mortgage banker or a licensed mortgage banker residential mortgage loan originator should complete and send a complaint form to the Texas department of savings and mortgage lending, 2601 North Lamar, Suite 201, Austin, Texas 78705. Complaint forms and instructions may be obtained from the department’s website at www.sml.texas.gov. A toll-free consumer hotline is available at 1-877-276-5550. The department maintains a recovery fund to make payments of certain actual out of pocket damages sustained by borrowers caused by acts of licensed mortgage banker residential mortgage loan originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the department prior to the payment of a claim. For more information about the recovery fund, please consult the department’s website at www.sml.texas.gov. This office is licensed and examined by the Office of Consumer Credit Commissioner, and Department of Savings and Mortgage Lending of the State of Texas.

The Department of Savings and Mortgage Lending is an agency of the State of Texas and is subject to the oversight and under the jurisdiction of the Finance Commission of Texas.

Don’t Have Traditional Income to Qualify for a Mortgage but have Assets❓Then qualify using your assets without having to deplete or draw from them ✔️

✅ Qualified Assets are divided by 60 months for qualifying income
✅ Can still use other income such as Job, Pension, Social Security, etc
