Sometimes it takes a different perspective when getting you into your new home. Or a Mortgage Wizard. 🪄🔮 & yes I’m wearing a comforter.

Agent called me that another lender didn’t actually have a formal preapproval on this one & deal was falling apart, so called me. It just takes a different perspective sometimes. Deal saved & now let’s get this CTC ASAP!

We’re bringing the tradition and excitement of Derby Day into the model home, creating a flowing experience as you move throughout the space. The “Run for the Roses” will be playing live throughout the event to set the Derby atmosphere. 🏇🏻
As you tour the home, you’ll experience different interactive moments along the way. In the kitchen, guests can learn the steps to purchasing a new home with Sutisha Simluang (RVA Realtor with Exp Realty)while also enjoying a Derby-inspired photo opportunity with our “grab-a-hat” display and themed backdrop. Guests who post their photo to Instagram, tag the team, and wear a Derby hat will be entered to win a $100 gift card to Plaza Azteca.
In the main living areas, our preferred lender, Aubriel, will be available to offer on-the-spot preapprovals and walk you through financing options. Anyone who completes a preapproval will be entered to win two tickets to Colonial Downs Racetrack in New Kent.
As you continue through the home, enjoy a Derby-inspired mint julep bar featuring both non-alcoholic and alcoholic options, along with curated charcuterie cups to enjoy while you explore.
Guests are encouraged to dress in their best Derby-inspired attire and enjoy an afternoon celebrating homeownership, community, and the excitement of Derby season. 🏡✨

The only reason I know you can’t be on your phone at Bahamas customs is because I was on my phone trying to get a loan Clear to Close…and got yelled at 😭

I’ll be out of town at Atlantis Bahamas until Sunday! If you’ve been here, let me know your favorite activities/restaurants/do’s & donts/etc

Spend the day with me as a working mom + mortgage lender.

Morning walk with mom friends → getting my toddler ready→ laptop time → art & dance class → playground → homebuyer event → more work → karaoke with my boys 🎤

Behind the scenes this same day:
1 closing
The real estate rollercoaster, FYKYK 🎢
Working through new deal coming in
Zoom pipeline meeting
38 calls
Falling asleep putting Enzo to bed

Honestly… I don’t know how I juggled it all.

But somehow between snacks, loan estimates, long phone calls, and singing karaoke… things fall into place where they intended to.

Some days feel chaotic while you’re living them… but make for a colorful memory looking back.

POV: you’re about to sign another lease

But girl math says
$3,000/month rent = $36K a year

Which means your down payment is basically free anyway 🤷🏻‍♀️

P.S. we have 0% down payment options available too

February came and went in the blink of an eye — and somehow in that time, we closed 9 home loans totaling $3.2M+ 🤍
From mixed-up first-time homebuyers to seasoned investors, every transaction had its own story and its own win.
None of this happens without my incredible referral partners, processors, and everyone behind the scenes who touched each file.
Grateful, proud, and already onto what’s next.

Grateful to spend time with our builder & realtor partners in beautiful Ponte Vedra.🐚🌴

This trip reminded me that the strongest partnerships are built on honesty, trust, shared vision, and genuine connection.

Looking forward to continuing to deepen our partner relationships & help our shared clients through the exciting home buying process!
